What Is Home Loan Balance Transfer?
Balance transfer means shifting your existing home loan from your current lender to a new lender offering a lower interest rate. This can save lakhs in interest over the remaining tenure. With India's interest rate environment changing, balance transfer has become very popular.
When Does Balance Transfer Make Sense?
- Interest rate difference of at least 0.5% (ideally 1%+)
- At least 5–10 years of loan tenure remaining
- Good credit score (750+) to get best rates
- No major plan to prepay loan entirely soon
Savings Calculation Example
Outstanding loan: ₹40 lakh | Current rate: 9.5% | Remaining tenure: 15 years | New rate: 8.5% (saving 1%)
Old EMI: ₹41,784 | New EMI: ₹39,404 | Monthly saving: ₹2,380
Total saving over 15 years: ₹4.28 lakh (before transfer charges)
