How Does a Home Loan Work?
A home loan (housing loan) lets you borrow money from a bank or NBFC to purchase, construct, or renovate a house. You repay it in equal monthly installments (EMIs) over 10–30 years.
Home Loan Eligibility
Eligibility depends on:
- Age: 21–65 years (loan must end before retirement)
- Income: Higher income = higher loan eligibility
- Employment: Salaried (2+ years) or self-employed (3+ years ITR)
- CIBIL Score: 750+ recommended; some lenders accept 650+
- Existing liabilities: Total EMIs should not exceed 40–50% of income
Approximate Loan Eligibility
Rule of thumb: You can get approximately 60× your monthly net salary. So ₹50,000/month salary → ₹30 lakh loan eligibility (varies by lender).
