Home Loan Tax Deductions Overview

Buying a home with a loan gives you significant tax benefits under three sections of the Income Tax Act. These deductions reduce your taxable income and save tax.

Section 24(b): Interest Deduction

  • Deduction: Up to ₹2 lakh per year on interest paid on home loan for self-occupied property
  • No limit if the property is let out (rental income must be declared)
  • Available from: Year of possession; pre-construction interest can be claimed in 5 equal instalments starting year of possession
  • Applies under: Both old and new tax regimes? Only old regime. NOT available under new tax regime.

Section 80C: Principal Deduction

  • Deduction: Up to ₹1.5 lakh per year on principal repayment
  • Included in the overall ₹1.5 lakh 80C limit (along with PPF, ELSS, life insurance premiums etc.)
  • Property must not be sold within 5 years of possession or deduction is reversed
  • Also includes: Stamp duty and registration charges in the year of purchase
  • Available under old regime only

Section 80EE: Additional Interest Deduction for First-Time Buyers

  • Extra ₹50,000 per year on home loan interest for first-time home buyers only
  • Conditions: Loan sanctioned between April 2016–March 2017; loan amount ≤ ₹35 lakh; property value ≤ ₹50 lakh; no other house owned on date of sanction
  • Note: Section 80EE was available for specific sanction years and may not apply to new buyers from 2017+

Section 80EEA: For Affordable Housing

  • Additional ₹1.5 lakh interest deduction for affordable housing
  • Conditions: Loan sanctioned April 2019 to March 2022; property stamp duty value ≤ ₹45 lakh; no other house owned on date of sanction

Total Possible Deductions (Old Regime)

  • Section 80C: ₹1,50,000 (principal + stamp duty)
  • Section 24(b): ₹2,00,000 (interest)
  • Section 80EEA: ₹1,50,000 (additional interest for affordable housing)
  • Maximum total: ₹5,00,000/year

Example Tax Saving

For a person in 30% tax bracket claiming full ₹5 lakh deductions:

  • Tax saved: ₹5,00,000 × 30% = ₹1,50,000 per year
  • Plus 4% cess: ₹1,56,000 total savings

Important Notes

  • These deductions apply only under the OLD tax regime. If you've opted for new tax regime, you don't get home loan deductions.
  • For joint home loans: Each co-borrower can claim deductions separately up to the limits, if both are co-owners
  • HRA and home loan interest deductions can be claimed simultaneously under old regime
