XIRR Calculator

Calculate true annualized returns for SIPs, FDs, or any investment with multiple cash flows on different dates.

XIRR Calculator — Irregular Cash Flow Returns

Calculate XIRR (Extended Internal Rate of Return) for investments with irregular cash flows — ideal for SIPs, FDs, real estate.

💡 XIRR vs CAGR: CAGR works for single lump sum. XIRR handles multiple investments on different dates — making it the correct measure for SIPs, PPF, and staggered investments.

Frequently Asked Questions

How do I enter cash flows for XIRR?
Investments (money going out) are negative cash flows — use the red 'Add Outflow' button. Redemptions or returns (money coming in) are positive cash flows — use the green 'Add Inflow' button. Enter the date of each transaction. Your final portfolio value on today's date counts as an inflow.
Why is XIRR better than absolute return for SIPs?
Absolute return = (Final Value - Total Invested) / Total Invested. This ignores timing. If you invested ₹1,000/month for 3 years and got ₹45,000 back, absolute return = 25%, but XIRR = ~14.8% p.a. because early installments were invested longer. XIRR is the only accurate comparison metric.
What is a negative XIRR?
Negative XIRR means your investment lost money in annualized terms. If your SIP XIRR is -5%, you're losing 5% per year on average. This can happen during extended bear markets. XIRR correctly captures this because the rate that makes all cash flows NPV=0 comes out negative.
How do I calculate XIRR in Excel?
Excel formula: =XIRR(values, dates, [guess]) where values is your cash flow column (negative for investments, positive for returns) and dates is the corresponding dates column. The guess parameter (usually 0.1 for 10%) helps with convergence. AMTools computes this directly in your browser.
